Welcome to the SantosRP guide on the new housing system! There's a lot of information here, so strap-in and get ready to be a real estate mogul!
There are 7 types of properties in the game (or soon to be added), they are as follows:
This guide will mainly focus on the houses portion, the other types of housings are conceptually the same, but with a few odds and ends that are different.
Each tier has at least 3 houses to chose from, with an average of 7-8 interiors per tier! That's a lot of choices (not even counting apartment interiors, warehouse interiors, etc!)
House security is very important! So that's why a good house can be extremely worth it! Mansions for example can take up to 9-11 successful lockpicks with their state of the art security locks! And trailers... well they can need as low as 1 lockpick. (Lockpicks/House Robberies may need up to 3 attempts to alert the police, so you can see where we're going with this...)
A good house is definitely worth it.
Houses are your standard run-of-the-mill style property, you can either buy it outright with your hard earned, cold hard cash or get a mortage. From there, you can maintain your house, it's garage, keys to your house, etc.
Houses require a large, upfront cost to purchase or buy, or to have a good reputation and get a mortgage! Either way there's some form of large risk/cost associated!
Apartments operate like houses in many ways, some apartments you can choose to rent or own (if you have the money). Generally they're very cheap, rent is charged on an weekly basis, however some can be very small!
While there is no upfront cost/risk, and generally are very cheap. Banks won't give loans for apartments and if you run out of cash, you will be evicted and your items left on the curb! There is no money back when you sell your apartment like there is with a house!
Motels are the "old" apartments, they are simply a spawn point for new players entering! Once you leave/"check-out" of a motel, you cannot re-enter!
Some houses don't require you to have the money on you (also called "In Cash"), but a portion of the lower tiered houses do! Any house will accept cash/money on you!
Managing your property is an important step, from giving a roommate a key, to placing furniture, etc! From the outside of your property you can do the following:
Copying your keys will enable you to later give someone a set of keys, changing your lock will allow you to remove all keys other than your own. Of course, transfering the house* can give the house to another player!
From inside the house, at the door you can do any of the following:
*Just remember you can't transfer your house to another character or give to a 3rd party with that intent! See the meta-gaming rules for more info!
Anyone with a house key can do any of the following:
It's very important that you only give keys to people you whole-heartedly trust! SantosRP/LEO can't do anything to help you if you've given the person a key! (LEO can if you've been robbed!). Many SantosRP citizens don't ever give out keys, even to their closest friends!
Houses can be sold for 70-80% of the purchase price! It's always better to "sell" it to a player for a better percentage! Including the furniture in a Player-to-Player sale, can even make you MORE money than what you spent!
Loans and Mortgages are simple! Any player can apply for a loan at the Pacific Standard Bank Main Window!

There is a bit of risk with loans! If you don't pay within the timeframe or don't have the money, you can get a late penalty! If you get 3 of these, the bank will close the loan and deduct the remaining amount!
